We were recently contacted by a solicitor in York acting on behalf of a client who had inherited a four-bedroom farmhouse just outside Thirsk. The property had been in the same family since the 1930s and was filled with three generations’ worth of belongings. It had stood unoccupied for over 18 months and was scheduled for sale, but the condition of the interior made it unviewable.
The solicitor explained that the family had initially contacted a local auction house, but after an unclear valuation process and concerns about lengthy delays, they opted for a complete and immediate clearance instead. We were asked to clear the house, outbuildings, loft, and cellar — and to be on the lookout for any paperwork, medals, or jewellery.
What we found on arrival:
Our North Yorkshire clearance team of four arrived at 9 AM sharp. The farmhouse, although structurally sound, was extremely cluttered. Every room had floor-to-ceiling boxes, drawers stuffed with miscellaneous items, and old farming equipment left where it had stood for decades.

The living room was packed with 1970s furniture, hundreds of paperback books, family photo albums, and old LPs.

The bedrooms were filled with clothing, vintage linens, suitcases, and wardrobes packed to bursting. One room had been used solely for storage.

The kitchen still contained tins and jars of food years past their expiry dates. The Rayburn cooker was beyond repair and removed carefully by our team.
Loft and cellar:

The loft was packed with military memorabilia, Christmas decorations, and antique trunks.

The cellar had standing water in one corner, so our team worked quickly and safely to remove the contents — mainly jam jars, crates, and rusted tools.
Outbuildings and barns:
A detached stone barn and two lean-to sheds were also cleared. These contained:

Paint cans, fencing wire, tyres, and gas cylinders (safely removed)
Important items found and handed over:
Amidst the clutter, we located several items of both monetary and sentimental value:

Two WW2 medals and a service record booklet

A leather-bound family Bible with handwritten birth entries

An envelope of legal documents including the original title deeds and will
The solicitor passed these on to the family, who later contacted us directly to thank the team.
Final result:
The full clearance took just over 8 hours and required three van loads. Two were taken to a licensed recycling centre, and the final load of reusable items — including books, clothing, and bric-a-brac — was donated to a North Yorkshire charity shop.
All carpets, white goods, and heavy furniture were removed as agreed. We also left the outbuildings swept and ready for inspection.
