Bo’ness House Clearance Overview
This case was one of the sadder ones that came our way. Our client was a solicitor acting as executor of the estate of a man who had recently passed away at the age of 82in Bo’ness. He had lived alone in his three-bedroomed detached house in the suburbs for many years and seemed to have no relatives. He had made a will in which he left his entire estate to a local refuge for stray cats and dogs. Unfortunately, he’d become a habitual hoarder over the years so his home, which represented the entirety of his estate, was crammed with junk and rubbish, and his garden was full of sundry scrap metal and timber.
The solicitor asked us to completely clear the house and garden, to deep clean the house and to leave it in a fit state for sale. We inspected the property and it was quickly apparent that although the house was of average size, this was going to be a major job because of the amount of rubbish. We estimated it would take a crew of six to complete the work over five days, much longer than our average house clearance.

On day one, we arrived bright and early at 7 a.m. and four of our staff started in the house while the other two began to clear the garden. The solicitor had instructed us to look out for anything of value in the house.
On the third day, we were clearing one of the bedrooms, which had been stacked with old furniture, clothing and magazines almost to the ceiling, when we came across a handsome jewellery box wrapped in newspaper. We opened it and were astonished at what we found inside – a collection of mid-Victorian jewellery, including a splendid gold and diamond necklace and several other pieces. We immediately handed the box over to the solicitor. The jewellery was auctioned and realised enough to completely cover our costs and more.
Unfortunately, everything we cleared from the house had to be disposed of at the local council waste facility. We always do our best to recycle waste and to give reusable items to charities in Bo’ness but in this case the contents of the house were beyond use.
We managed to finish a little earlier than our estimate, at lunchtime on day five of the job.
When the solicitor came to inspect the property he was astonished by the transformation it had undergone. Now that the garden and interior were cleared, it was possible to see that this was a handsome property, albeit one that would need extensive refurbishment.
